NOTICE - PET OWNERS

Attention Pet Owners
 
Please, please be more considerate of the Pinacate property and Owners and Guests. DO NOT allow your dogs to urinate on the palm trees and the vegetation around the Common Area. As the weather warms our entire Common Area will start to smell like an outdoor toilet.

The area behind the spa, the walls around the Common Area and grass, the concrete ash trays and trash containers are NOT TO BE USED for pet toilets. Please take your pets out near the rocks on the beach, NOT by the barbeque pits or palapas.

Please, use common sense and be courteous of others. This act is extremely offensive and ...

Semi-Annual Meeting

To All Pinacate Owners
RE: Semi Annual General Meeting

The  board has set the first general meeting of the
year on June 7th. The first call is at 9:30 and the second call is 10:00. We will be discussing the new Mexican smoking law and how it affects the Pinacate. There may be a couple of items concerning the smoking that we may vote on.

The other major item we will discuss is the water situation. We will have a couple of options that we will need to consider and vote on. We want to take care of the water system so we won't have to keep patching it.

NO SMOKING LAW

No Smoking Law

The Mexican Government has introduced into law a new comprehensive "No Smoking Policy". The Law is very specific as to where people can and cannot smoke. Condomino Pinacate has no choice but to comply with this legislation. Beach Wall Completed

The Villa wall replacement is complete! When you get the opportunity, please look at the new wall. I think you will agree it was built to a standard we are beginning to expect at the Pinacate. The Wall is something we can and should be very proud of, the quality of workmanship and professionalism would be difficult to match on either side of the Border. For those who don't get bored with facts I will give a brief explanation of the design and procedure. Our new wall has a 8" X 24" concrete footer, reinforced with fiber and 1/2" steel bars. During the placement of the concrete footer 3/8" steel bars were placed vertically to connect the footer to the wall. The footer was poured from a commercial supplier with a concrete mixer truck, not mixed on site in a wheel barrel or bucket, with a specification of 4000 psi concrete, or equivalent in metric measurements. The wall is constructed of concrete block, with expansion joints to control expansion cracking and eliminate cracking in unwanted areas of the wall. << MORE >>

IMPORTANT TAX NOTICE

To all Pinacate owners:

This is to notify you of what we understand concerning the new Hacienda (SAT) , Small Business Tax Structure.  All owners will need to comply with the new SAT laws that will be implemented January 1, 2014.  If you are an owner of property and have income from that property you are required to register with the SAT.

The closest SAT office that you can register at is in Mexicali, you have to register in person.  There is a possibility that there may be a mobile office in Puerto Penasco but this has not been determined yet.   The individual owner will not only have to register with the SAT but will have ...

Rules effective Nov 2 2013



GENERAL RULES:

1. Only owners can have pets at the condominiums or villas. Owner's guests, family members, renters & guests are not allowed to have pets on the property, except Seeing Eye dogs
2.   All pets must be on a leash while on common property.
3.   No removal of cushions, chairs or loungers from the pool area.
4.   No pets are allowed in the pools.
5.   Pets must be cleaned up after. Any violation will result in a $25.00 fine. Any destruction caused by your ...

Beach Wall

Fellow Home Owners,
  With the completion of the 13th Annual Bike Rally, it was time to get started on some of our projects. One that came to us was quite unexpected. Israel, our Administrator, informed the OSC there was a problem with wall in front of the Villas facing the Ocean. 

The Villa beach wall is breaking apart; it is almost 20 years old and was constructed of foam and stucco. With it age and constant exposure to salt and water the foam inside has deteriorated to the point where it will have to be replaced.Israel and I have spoken to three Contractors and have received their bids.

November 2013 HOA Meeting Update

 

The HOA Oversight Committee wishes thank the owners who attended the November meeting. We would also like to recognize Lisa Ingraham for volunteering to take the unofficial minutes of the meeting. As soon as those minutes are available, they will be posted on the Pinacate Blog. In addition, we sincerely thank Mr. Will Hannamenn for streaming the proceedings for people who could not attend. Once again, FMI Rentals provided the owners with a great buffet lunch.
