Observations from a Homeowner

Fellow Home Owners:
 
I have been a homeowner at Pinacate for over 11 years and have observed many things during this period of time.
 
Over these years I have never seen an upgrade done to the complex that wasn't either an assessment or an increase to the quarterly dues. When you think about it there have been very few upgrades done since Pinacate was built. The few that come to mind are the Spa, the Gym, the Fire Pit - all assessments.
 
Before 2007 even maintenance/repair projects were an assessment. Such as the redoing of the main pool, painting the complex, replacement of the villa car ports etc. One time a dues increase was implemented so the employees could have a raise and some general maintenance jobs could ...

Management Team Message

As of July 1, 2012 the Pinacate contracted with HOA Management Consultants, LLC (HOA-M) to be our management consultants, as voted on at the June 2012 owners meeting. Some of HOA-M’s services to the Pinacate are preparation of financial statements, billing of quarterly dues, tracking and collecting of delinquencies, paying the employee payroll, paying all payroll taxes, paying all other taxes due and maintaining all of the Pinacate records. They provide guidance concerning our employees to make sure that we are following all Mexican labor laws and all paperwork is completed in compliance with Mexican law. Delinquencies





One of this Board’s major concerns is the amount of delinquent HOA fees. Our HOA had approximately $155,000.00USD of outstanding dues as of 5-1-12, the majority of it from just six units. A couple of these units have not made a payment since the third quarter of 2008; which means we have been subsidizing some of these units for almost five years. This Board consulted with several members of the previous boards and we were told that there was nothing that we could do about the problem. Rumors




The board receives a lot feedback in the form of rumors and innuendo, we don’t know who starts them but here are some recent ones:


 

 

  • The board members get paid: False, we do not get paid unless you consider being called a multitude of bad names and being told that most things that we do are incorrect as payment.

Message to Owners


The Pinacate has an existing document in place called the condominium property regime that establishes a system of rules for the condominium property. The provisions of this regime (not to be confused with the American C, C & R’s) establish the norms and principles for our property. 

A part of this regime concerns the oversight committee (OSC) and explains their duties.

The OSC is made up of voluntary members elected for a two year period by the condo owners at a condo owners meeting. Per the regime, the OSC duties include caring for and supervising administration of the funds collected from the home owners. The OSC also is ...

Pinacate Update

Loungers & Chairs

We took delivery of more metal chairs and loungers last week. Four more double loungers should arrive shortly and that will complete the order.

***In case some owners missed the previous Blog post, the chairs were taken to the Marina where they were sandblasted, primed with Zinc Oxide, and then painted with Marine grade paint; the cushions are made with Sunbrella fabric. Holy Week Update

Holy Week Update

Pinacate was full for the Semana Santa holidays and considering the number of people here, this was one of the best Holy Weeks in years. It was very apparent everyone enjoyed the amenities and the fabulous weather. The only negative was the vandalism caused to our spa. An individual(s) dug out some tiles from the seat ledge on Saturday night. As a result, the spa will be drained for up to three days while the repairs are made.

On a more positive note, the OSC Board hosted and provided an appreciation luncheon for the staff. Guards on the afternoon and night shift also received a meal. The staff was exceptional during Semana Santa making sure Pinacate ran smoothly and keeping our facility ...

Pump Replacement


New Pool Pumps


The Main Pool has two pumps to circulate and filter the water, one of the pumps failed and had to either be rebuilt or replaced. The cost of a new replacement pump in Mexico, the same size and style was $1100.00; to rebuild the electric motor on the pump is about $350.00. The impellers in the pumps are old and show signs of wear; if you fix the motor you will still have an old pump. Beach Repair Completed

The BEACH IS FINISHED!


The work and material that was required to repair the Beach was substantial. During the grading to reshape the Beach we were surprised to learn the condition of the caliche. The previous repair of the Beach was substandard, not following Industry Standards for erosion protection for areas of wave and storm action.
